Which material fits which space, and why the right choice depends on the job.

What is the difference between blown-in insulation and batt insulation?

Batt insulation comes in pre-cut rolls or panels that get fitted into wall cavities and between framing. Blown-in loose-fill insulation is sprayed in and settles into an even layer, which makes it the usual choice for attic floors where it can get into corners batts cannot reach. For most attics we use blown-in to top up coverage; for walls and framed cavities we use batt. The right call depends on the space, which is one reason we check the site before recommending anything. Spray foam or fibreglass insulation: which one do I need?

Fibreglass batt is a clean, cost-effective fit for most walls, ceilings, and standard new builds or renovations. Spray foam costs more but it air-seals as it expands, so it is the stronger option for rim joists, additions, and the spots where air leakage and moisture matter most. Neither is automatically better. It comes down to the job, the budget, and how tight the space needs to be. We will tell you honestly which one fits, even if it is the cheaper one. How much insulation do I actually need?

There is no single number that fits every home. The right amount depends on the space, what is already there, the condition of the attic or walls, and how the home is built. That is exactly why we do not price a job off a phone description. We visit the site, check what is in place, look at ventilation and moisture, take measurements, then tell you what the space needs. Adding material is easy. Getting the coverage, air sealing, and ventilation right is the part that makes it actually perform.

When should attic insulation be replaced or topped up?

A few common signs: rooms that are cold in winter and hot in summer, rising heating bills, uneven temperatures between floors, or attic insulation that has flattened, shifted, or been disturbed over the years. Older homes are often under-insulated by current standards and benefit from a top-up rather than a full replacement. Before adding anything, we check for moisture, leaks, and air movement, because covering old insulation without checking first can trap problems out of sight. Can attic insulation qualify for BC rebates?

Sometimes, but the rebate is not automatic. Current rebate paths can depend on the programme, utility, contractor status, R-value added, invoice details, and application deadline. Khaira can inspect your attic and quote the insulation work, but rebate eligibility should be confirmed with the official programme before you rely on the money. Do you give a quote over the phone?

No firm final quote over the phone. Dawinder learned that the hard way early on, quoting an older house off a description and losing money once the job needed far more material than expected. Now he visits the site, checks the attic or wall condition, takes measurements, and then gives a price. A phone call cannot show access, hidden issues, or how much material a space really needs, so the on-site visit is what keeps the number honest. Do you work with builders as well as homeowners?

Both. We work with homeowners on their own houses and with builders, general contractors, and commercial project owners on new construction and commercial jobs.
