What it is
What is commercial fire stop insulation?
A fire-rated wall or floor is built to hold back fire and smoke for a set time. Every pipe, duct, cable, and conduit that passes through it leaves a gap. Fire stop insulation is the fire-rated material packed into those gaps so the assembly keeps its rating instead of letting fire travel through the opening.
On a commercial or multi-unit build, that material is usually fire-rated mineral wool batt — the dense, non-combustible insulation the trade also calls fire safing insulation. It is packed tightly into the void around the service penetrations and at the floor-to-floor and wall joints, then the certified firestop sealant or system goes over it. As one builder put it plainly, you “fill the void at the slab level” with mineral wool and seal it — and you can tell a gap is not rated when “you see light through the gap.”

Where is fire stop insulation required?
Fire stop insulation belongs anywhere a fire-rated assembly is broken by an opening. On commercial and multi-family work, that comes up constantly. The point of it is simple: fire stopping is for life protection — it keeps fire and smoke from spreading from one fire-separated area into the next while people get out.
Common spots a commercial building needs it
- Service penetrations — where pipes, ducts, electrical conduit, cable, and sprinkler lines pass through a fire separation wall or rated floor.
- Floor-to-floor slab edges — the void at the slab in multi-storey and window-wall assemblies (the gap behind spandrel panels).
- Party walls between units — the fire-rated wall assembly separating one suite, tenancy, or corridor from the next in multi-unit framing.
- Corridors and exit routes — rated separations that protect the escape path in a commercial or multi-family building.
- Mechanical and service rooms — penetrations clustered around risers, fire pumps, and utility chases.

Khaira does the insulation side of fire-stop scope: packing fire-rated batt and mineral wool into the fire-rated assemblies and around the pipe and duct penetrations, coordinated with your builder and the other trades. We are an insulation contractor — not a certified firestopping contractor or firestop specialty contractor. We do not design firestopping systems, we do not install or certify the firestop systems themselves, we do not claim a ULC / cUL-listed certification, and we do not sign off the rated assembly. The certified firestop installer and the inspector do that part.
That line matters on a real job. Passive fire protection on a commercial build is a coordinated effort — the MEP trades run their penetrations, the firestop installer seals to the listed system, and the inspector signs off. Our piece is getting the fire-rated insulation packed in cleanly and fully so the system going over it can actually pass. We stay in our lane, coordinate with the certified installer and the inspector, and don’t over-promise a certification we don’t hold.
We also don’t do fireproofing — the spray-applied coating on structural steel is a separate trade. If your project needs both, we’ll tell you straight which part is ours and which isn’t.
